The Most Common Failures, that Result in 3-Star Experiences, Happen in Two Ways:

  1. Missing ‘the One’

  • By the time a buyer that is scrolling public websites becomes aware that a property is for sale, a buyer that is working with the pro-tools through a REALTOR® may already have viewed the property and made an offer.

  • Uninformed Buyers make uninformed offers. Without information on actual sale values of similar properties, and without the experience in real estate evaluation, mistakes are the most likely outcome.

  • Lack of preparation. The majority of buyers in the market have prepared with pre-approvals and don’t require the sale of a property to be a condition. Sellers are aware that they don’t need to wait more than 10 days for conditions to be removed for “market-ready” buyers and their agents would caution them of the risk of having their property tied up by any Buyer that hasn’t done their preparation.

2. Overpaying

  • Buyer’s that don’t have enough information or education to understand market value have trouble telling the difference between a “hot” listing, and an "overpriced” listing while they are on the market. Driven by the fear of ‘missing the one’ they make a higher offer and pay over market value.

  • Without the context of historical information a Buyer may believe a house like this won’t come to the market again so they have to buy it right now even if it’s overpriced. However, with the advantage of historical information they could see that properties like this one come to the market once a month or more often which would change their perception.

  • Paragon is the system behind Realtor.ca, and it hosts all the property listings on the MLS (Multiple Listing Service) which is only accessible to people with a real estate license.

  • Our Setup Experience will also show us examples that are available now, or have been available in the past for us to discuss to make sure we're on the right track.

Talk-through Before the Walk-through

  • To save you from losing all your free time walking through the wrong properties, we want to talk-through a few examples online.

  • Our Teammates walk through hundreds of properties and can add context to the search in ways that the computer can’t do on its own.

  • We will ask detailed questions based on our expertise and experience to help sharpen our search to your specific needs and interests.

  • Once we customize your search, we can discuss how often the properties you like come to the market and where you want to live, at the price you want to pay.

  • We can also use this information to reach out to our network for properties that are coming to the market.

Pre-Flight Checklist

  • Covering what to expect and how the property purchase process may have changed since the last time you bought will make sure you’re prepared for things like deposits, how long pending periods are, etc.

Good Fit

  • This is also a great time to determine if we’re the right fit for you. We want this experience to be great, regardless of who you choose to represent you.
